If you've lived in East Cobb for more than a decade, the storefronts you drive past every week are quietly changing hands. The pattern this year is not new construction or new corridors. It's turnover inside the same shopping centers that have anchored dinner-out routines for a generation, with polished new concepts stepping into spaces that longtime tenants held for 30-plus years. Here's what has actually moved, where, and what it changes about your Saturday night options.
Providence Square Is Turning Over
The clearest example sits at Roswell Road and Johnson Ferry, where La Madeleine closed permanently on May 22, 2026 after more than three decades in Providence Square Shopping Center. The Sandy Springs/Dunwoody location closed earlier in January, which now leaves the French bakery-cafe with only two standard metro Atlanta stores, in Duluth and Buford, plus the airport kiosks.
Providence Square isn't going quiet, though. Dumpling Master, the Georgia-based Chinese concept that started in Peachtree City in 2024 and grew quickly, has listed Marietta as a coming-soon location, with the Providence Square endcap and patio flagged as the incoming tenant. The address and date haven't been confirmed publicly yet, but the space is a high-visibility corner most East Cobb residents pass weekly.
If you counted on La Madeleine for a weekday lunch or a scone-and-coffee stop, the substitutions in the neighborhood right now are:
- Egg Harbor Cafe at 4719 Lower Roswell Road, Suite 210, open 6:30 a.m. to 2 p.m. seven days a week, with a gluten-free menu, in the former Tavola Italian Kitchen space
- Fluffy Fluffy Dessert Café next to Jersey Mike's in Merchants Exchange, which opened in November 2024 for Japanese-style soufflé pancakes and croffles
- Cherry on Top Delights at 4665 Lower Roswell Road, Suite 107, for cakes, cookies, and from-scratch pastries
None of those is a one-for-one replacement, but the daytime coffee-and-pastry slot is being backfilled by smaller, more specialized rooms rather than another chain cafe.
Avenue East Cobb Keeps Trading Up
Avenue East Cobb has been the busiest turnover story in the neighborhood. Tenku Sushi Elevation is now open there, positioning itself as a sushi and sashimi room with lounge finishes and premium seafood presentation. It's the kind of tenant the center has been leaning toward for a few years.
That direction started with Luga Italian Eatery, which opened in November in Avenue East Cobb from brothers Ben and Seth Gjuka. It runs an open kitchen and a 28-seat bar, with pappardelle and wild boar ragu and a wood-fired Margherita as the anchors of the menu. Between Luga, Tenku, and the earlier arrivals of Tin Lizzy's and Press Waffle Co., the center's mix now leans distinctly toward chef-driven and polished-casual rather than mall-food-court.
Brixx Wood Fired Pizza has closed at The Avenue East Cobb with no replacement announced yet. That's a space worth watching if the pattern holds.
Merchants Walk And The Johnson Ferry Corner
Merchants Walk is where the most visible change is coming, and it's a swap almost everyone will notice. Shake Shack is planning a location on an outparcel at 1281 Johnson Ferry Road, backfilling the former Duck Donuts and the current Mirko Pasta space, with a combined footprint around 3,600 square feet. Duck Donuts closed in August after six years. Mirko Pasta closed in mid-May 2026. Shake Shack will sit directly opposite the existing Chipotle in that same outparcel.
That puts Shake Shack alongside Five Guys at East Cobb Crossing and Moxie Burger in Paper Mill Village as the closest sit-down burger options.
Across Johnson Ferry, the corner at 1312 Johnson Ferry Road and East Cobb Drive has been vacant since Wendy's abruptly closed on February 19, 2026 as part of a broader corporate footprint reduction. Reporting from ToNeTo Atlanta indicates Raising Cane's is looking to take that corner, which would be the chain's fifteenth Georgia location and its third in Cobb County after Kennesaw (opened this past January) and a planned Cobb Parkway store in Smyrna.
For a neighborhood already dense with chicken (Guthrie's, Zaxby's, Willy's Howlin Chicken, Super Chick within a short drive), the Cane's decision is less about a new option and more about what it may do to the smaller nearby operators.
The One-Page Version
Here's the churn in a single glance:
| Closed or closing | Address | What's next |
|---|---|---|
| La Madeleine | 4101 Roswell Rd, Providence Square | Dumpling Master (coming soon) |
| Mirko Pasta | 1281 Johnson Ferry Rd, Merchants Walk | Shake Shack (planned) |
| Duck Donuts | 1281 Johnson Ferry Rd, Merchants Walk | Shake Shack (planned) |
| Chicago's Steak and Seafood | 4401 Shallowford Rd | Not yet announced |
| Heavenly BBQ | Sprayberry Square | Not yet announced |
| Wendy's | 1312 Johnson Ferry Rd | Raising Cane's (reported) |
| Brixx Wood Fired Pizza | The Avenue East Cobb | Not yet announced |
The pattern reads clearly. Long-tenured casual chains and one 36-year independent are being replaced by newer chef-driven concepts (Luga, Tenku, Trattoria Bella) or by the current wave of high-volume fast-casual (Shake Shack, Raising Cane's, Dumpling Master). Very few of these are new addresses. They are new tenants at addresses residents already know.
The Independent Coming In September
The independent story worth watching is at 2100 Roswell Road, where Mezza Luna Pasta and Seafood is scheduled to become Trattoria Bella in September 2026. Chef Daniele Furfaro and his wife Bella, both from Italy, bought the restaurant a few years ago and are relaunching with a stronger identity under the new name. For residents who have watched the Italian bench get thinner as Mirko and Tavola left, this one is the counterweight.
A little further south on Roswell Road, Taqueria El Güero opened in January 2026 at 2200 Roswell Road, Suites 160 and 170 in Marietta. It's counter service with a salsa and toppings bar, tacos and tortas and huaraches, with birria tacos and birria ramen as the pull. It joins the same family's locations in Austell, Powder Springs Street in Marietta, Smyrna, and Hiram.
Between Trattoria Bella and Taqueria El Güero, the Roswell Road corridor between Providence Square and Lower Roswell now has two independent, family-run kitchens opened or reopening within nine months of each other.
What Actually Goes On The Calendar
Restaurants are the daily change, but the neighborhood calendar is where residents plan around. A few anchors:
- Taste of East Cobb returns for its 20th year as a Walton Band Parent Association fundraiser, with a $30 discount card usable at more than 20 local restaurants and free admission and parking. Newer signups this year include Pho Hoa and Playa Bowls on Johnson Ferry.
- Music in the Park at East Cobb Park runs its fall Sunday afternoon schedule at the concert pavilion. Bring a blanket and a picnic; the fall schedule runs up through Holiday Lights in December.
- The EAST COBBER Parade and Festival steps off from Mt. Bethel Elementary School on Johnson Ferry Road, with the festival at Johnson Ferry Baptist Church, 955 Johnson Ferry Road, running from 11 a.m. to 3 p.m. Johnson Ferry Road closes for the parade portion, so route accordingly.
- Cobb County International Festival is set for August 22, 2026, in Marietta.
- A Garden With Wings, the pollinator exhibit at Smith-Gilbert Gardens, opened its season on May 19, 2026, and pairs well with an afternoon on Marietta Square.
If you're trying to time a visit from out-of-town family, the Taste of East Cobb weekend and the EAST COBBER Parade weekend are the two dates that will show them why residents stay.
The Read On All Of This
The takeaway isn't that East Cobb's dining scene is booming or shrinking. It's that the map is being redrawn inside the same footprints. Providence Square, Merchants Walk, Avenue East Cobb, and Sprayberry Square are all trading long-tenured tenants for either polished independents or the current national wave of fast-casual. If you have lived here long enough to have a "usual," several of those usuals have already flipped or are about to. The neighborhoods around Johnson Ferry, Roswell Road, and Shallowford will feel different by the end of the year, even though the buildings won't.
For residents thinking about a home sale or a move within East Cobb, the tenant mix at the closest three shopping centers is a fair proxy for how a block will feel five years from now. If you'd like to talk through what that looks like on your street, Wilson Property Partners would be glad to start a conversation about your neighborhood or home.
